Bought 2 acre of land from a man, and found out 1 of the acres was not his to sell. What can I do?
We bought 2 lots of land 120 x 364 each which totals 240 wide x 364 deep from a man that showed us where the land began by a survey pole. That was the land we wanted and thought be bought. Then we went to have it surveyed after we paid for the land and had it recorded and had 25,000 worth of excavating done on the property. And the surveryor said we do not own 200 feet of the 240 ft wide land that we bought. We own 240 ft after the 200 ft area. The survey pole that the man told us was the beginning of the lot ( right to left) was actually the end of a 200 feet wide lot. So we bought the lots beside the one we really wanted and was told we bought. What can we do??? Is the man liable for the excavating and money we did on someone elses property that we thought was ours? And would we be responisible to the real owner of the property that we did the excavating work on? .Please help!

You should probably speak to a real estate lawyer.
You probably should have had the land surveyed as part of the purchase process….before you closed. That way you knew exactly what you were buying.

You need to file a lawsuit against the seller. Good luck.
