How to know the separate value of the land and building?

I live in Hawaii in the very edge of the Kahala neighborhood. According to Zillow.com my home is worth ,200,000. I am taking an accounting course right now and I learned that when computing assets land and building must be separate because land over time appreciates boosting the owner’s equity and buildings depreciate. I want to know if it would make a difference if my house was located in the middle class neighborhoods of Kaimuki or Moanalua.
