Oil And Gas Leases?

Is there a checklist for negotiating an oil and gas lease in Texas. Also, I have been offerered an Lease deal for 1/4 of 00 and for 20% for the right to drill under my property in Fort Worth. Is this a good deal?

    Been in land title for a decade; I’d refer that question to a local oil and gas atty.

    FYI: Chimichangas are fried in oil, and they give you gas!!
