who has the most rights on a surviver deed to land left to heirs?
even if the orignal owner name on the deed to and still alive but put it in a surviver deed is it the first name on the deed or all has equal rights but cant do anything without the consent of the other people whos name on the deed

Survivorship deed has equal interests unless they are listed with specific percentages of interest
Everyone on deed must sign to sell; otherwise, that’s why we have courts.

Go consult a lawyer. Ask the same question and he will respond "what they hell are you trying to ask?" He will want to see the deeds and the wills and any judgments of probate courts. Your question makes no sense as you use terms like a "survivor deed." That phrase may have meaning to you but it is not a term known to the law.
